Epoxy Flake Flooring in Cape Town
A speckled, terrazzo-style floor with built-in grip that hides scuffs, dust and slab imperfections. The hard-wearing all-rounder for Cape Town garages, patios, workshops and commercial spaces.
Grip, good looks and a floor that hides wear
Epoxy flake — also called flake-chip or chip-and-seal flooring — is a layered system that combines looks and toughness in equal measure. A coloured epoxy basecoat is laid, decorative vinyl flakes are broadcast into the wet resin until the surface is fully covered, and one or more clear topcoats lock it all into a dense, textured floor. The result is a speckled, terrazzo-like finish that looks far more interesting than a plain coating.
The flakes do more than decorate. They add a subtle texture that improves grip, and they camouflage scuffs, tyre marks, dust and minor slab imperfections — so the floor keeps looking good under real, daily use. That blend of slip resistance, durability and forgiving good looks makes flake the most versatile system we install: a firm favourite for garages, but equally at home in patios under cover, laundries, workshops, pet areas, gyms and light-commercial floors across Cape Town.
The forgiving, hard-working finish
Built-in slip resistance
The flake texture adds grip underfoot, and we can broadcast extra anti-slip into the topcoat for wet areas.
Hides scuffs & imperfections
The speckled pattern camouflages tyre marks, dust and minor slab flaws, so the floor keeps looking good.
Choose your flake blend
From subtle greys and neutrals to bold multi-colour mixes — match the floor to the space and the brand.
Tough, sealed & easy-clean
A dense, seamless surface that resists abrasion and chemicals and wipes clean with a mop or hose.
Epoxy flake pricing in Cape Town
Flake is priced per square metre, sitting between a plain coating and the premium metallic system. A realistic Cape Town guide for 2026:
- Epoxy flake (flake-chip) — about R350–R550 per m²
- Single garage (~18 m²) in flake — from about R6,000
- Denser, full-broadcast flake blends sit toward the upper end
- Extra anti-slip and topcoats are quoted in where needed
The price depends on area, the flake blend, the number of clear coats and the prep your slab needs. Every quote includes diamond-ground surface preparation, premium product and professional installation. See how it compares on the epoxy flooring price guide.
Our flake floor process
Prep the slab
We diamond-grind the concrete, repair cracks and pitting, check moisture, and prime ready for the basecoat.
Basecoat & broadcast
A coloured epoxy basecoat is laid, then flakes are broadcast into the wet resin to full, even coverage.
Scrape & seal
Once cured we scrape back loose flake for a smooth profile, then apply clear topcoats with optional anti-slip.
Cure & hand back
Walk on it after about 24 hours; return vehicles or heavy use after roughly five to seven days once fully cured.
